House & Foundation Leveling in Oklahoma City

Leveling raises settled sections of a home back toward level. Depending on foundation type, that can mean piers, shimming or slab lifting.
Get a Free QuoteLeveling Methods
- Piering and lifting: for settled slab foundations ([2] steel push piers about $1,100–$2,000 per pier)
- Shimming and resetting piers: for pier-and-beam homes
- Polyurethane foam leveling: about $650–$3,000[2]
- Mudjacking: for driveways and patios, about $500–$2,600[2]
Full leveling isn't always possible or advisable. Ask the contractor what they expect to recover and what they will do to stabilize the home.
Signs to Watch For
- Stair-step cracks in brick or block
- Diagonal drywall cracks above doors and windows
- Doors or windows that stick or won't latch
- Sloping, uneven or bouncy floors
- Gaps between walls and ceiling or around window frames
- Water pooling near the foundation after rain
Local Soil Factors
Much of the Oklahoma City metro sits on clay soils that swell when wet and shrink when dry. Long, hot summers followed by heavy spring rain can lift and drop parts of a foundation unevenly.[2] USDA soil survey data puts shrink-swell clay that limits slab homes on about 20.8% of Oklahoma County's mapped land. The same county was 100% in drought on the September 29, 2026 U.S. Drought Monitor map.[5] That said, the dominant NRCS shrink-swell class for Oklahoma County as a whole is rated "Low", with about 26% of land rated High or Very High.[6] So problems vary lot by lot, which is why an on-site inspection matters.
